1. What is my property zoned?

A zoning map is available online to determine the zoning of a specific property.

2. What is zoning?

Land in Eugene is zoned to provide areas suitable for certain types of development. The base zone provides a set of regulations governing the uses, lot size, building setbacks, height and other development regulations. Property may also be subject to an overlay zone which establishes additional regulations beyond the base zone to address specific community objectives.

4. Can I create an additional house or dwelling on my property?

The answer to this question is based on the zone a property is located in. For example, if a property is located in Low Density Residential (R-1), a secondary dwelling unit may be permitted as long as it meets zoning code standards. 5. Can I build a fence without a permit?

Typically fences can be built without a permit but must still meet land use standards. See the Fences and Accessory Structures handout for more information.

6. Can I have farm animals on my property?

The standards in Eugene Code (EC) 9.5250 allow for increased opportunities for residential urban animal keeping and farming within the city limits, while encouraging compatibility within the urban environment. This document answers many common questions surrounding the new standards, and are meant to provide best practices which improve animal care and build support from neighbors on your property uses.

7. Can I operate a business out of my home?

Home Businesses are allowed as a use accessory to a dwelling in various zones and are subject to home occupation standards found in section 9.5350 of the Eugene Code. The City of Eugene does not require a business license, however, building permits may be required if you are making alterations to the home, such as adding electrical outlets for a home office.

9. How can I determine where my property line is located?

Before building a new structure or fence, it is important to know where the property lines are. Property lines are often not located at the edge of the street or even the edge of the sidewalk. A typical street right-of-way includes room for the paved street, sidewalks, and street trees. Also, it is important not to assume that a fence between neighbors is on the property line.

For sites within the city limits, Public Works staff may be able to determine the approximate distance of the property line from the street curb or sidewalk. If the original property pins (typically a metal post with a plastic tie or cap attached at the top) are still in place, you may be able to locate them by using a metal detector. To determine precise locations of property lines, you may need to engage the services of a private land surveyor.
