In July 2008, Beam Development utilized a combination of local and federal funds to acquire the Centre Court building, adjacent vacant site, and Washburne Building, at the intersection of Broadway and Willamette Street. Beam is currently completing the work necessary to support office and restaurant tenants in the Washburne building, and to rehabilitate the renamed Broadway Commerce Center building for office and retail use. The building will provide unique, creative loft-like spaces for established business and incubator space for newly emerging businesses.  Prospective tenants currently include an architecture firm and several software development firms. The building is expected to be available for tenants in early fall, 2011. Public funding for this project included a $7.89 million loan from the City’s Urban Renewal Agency derived from a federal HUD Section 108 loan, a $2 million loan derived from a Brownfield Economic Development Initiative grant, and a $350,000 loan from the City’s Downtown Revitalization Loan Program.
