Find Zoning Designations for Properties and Areas in Eugene

The Zoning Maps page displays zoning designations for land both within the Eugene city limits and the urban growth boundary (UGB).

UGB  – The urban growth boundary is a line that separates the urban service area from rural land. The urban service area includes both the land within the city limits and beyond the city limits up to the urban growth boundary.

Zoning  – Eugene zones land within the urban growth boundary to provide areas suitable for certain types of development. Each zone provides a set of regulations governing the uses, building setbacks, height, and other development standards.

Use the Zoning Maps page to:

View the Zoning Maps page – On the City Home page, in the Frequently Requested Services section, click Find Land Use Zoning in the How Do I...? list.

On the Planning Zoning Maps page, use two methods to display zoning:

Search for a specific site

1  On the Search tab, do one of the following and click Submit:

Important address notes  The more complete the address you enter, the more the program narrows your search and the more likely it will list the address. Read more about this

When you search with a partial address, the search can return only up to 50 addresses at one time, based on the partial entry. The address you are looking for may not appear in the list of 50 returned addresses.

Wild card in search  Including a "wild card" (the percent symbol  %  ) in your search string gives a partial address search the potential of locating the address you want. The search program replaces the percent symbol with characters it finds in addresses.

2  On the Search Results tab, click Select at the end of an address line.

Use map tools to define an area on the zoning map

When necessary, click a tool to use it. The red outline indicates which tool is selected. In the picture of the tools below, Zoom In is selected. In that case, there's no need to click the Zoom In symbol to use it with the map.

Important  Step 2 below involves using the Point Selection tool. Currently (Feb., 2008), the program does not display the Point Selection tool for you to use until you select a specific property by clicking Select on the Search Results tab. (See Step 2 above in the "Search for a specific site" section.)

Overlay Zones

If additional regulations beyond the base zoning affect a property, that information displays in the Site Info tab and in the Overlay Zones map at the bottom of the page. The Overlay map corresponds exactly to the Zoning area displayed above it. The map tools have no effect on the Overlay map.

The pictures below relate to a property (at the southeast corner of Broadway and Charnelton in downtown Eugene) that is part of two overlay zones – the Broadway and Transit Oriented Development overlays. The Site Info tab lists the overlay zones . . .

Display related City Code section

The zoning page provides links to zoning and overlay descriptions in the Eugene City Code.

Other map tools available

Zoom Out  –  Displays a longer distant view of the area on the map that you click or drag in. Zoom Out is similar to Zoom In, only in reverse. After you click Zoom Out, click, or drag, an area of the map.

Pan  –  Moves the display in the direction you drag the pointer. (Press and hold the mouse button while you drag the mouse pointer.)

Zoom to Full Extent  –  Zooms the map outwards, displaying the entire area of the map. When you click Zoom to Full Extent, the new view occurs automatically.

Clear All Selections  –  Removes selections on the Base Zoning map you made when you clicked Select on the Search Results tab or used the Point Selection tool.

Scroll arrows  –  Moves the display in the direction of the arrow. Click an arrow at the map's edge to shift the map view in that direction.

Print the maps

Once you select a property, you can print both the displayed Zoning and Overlay maps.
